Stage 1 – To know before deciding to invest
To purchase a property in Romania, you need a European citizenship as a private individual: as a third-country citizen, you cannot have the ownership of the land on which the property is located. But there are always solutions… Let’s talk.
Once the citizenship is sorted, you can proceed to the next step, obtaining the NIF/CIF – Fiscal Identification Number from the Tax Authority. We will help with this. After the NIF is obtained, we can proceed to open a bank account.
Step 2 – Mapping your needs
We will set up a 30-minute consultancy call to map your needs, but before this, you have to know the following:
Types of properties:
- On paper, these apartments are usually cheaper, and delivery times vary between 1 to 3 years.
- New apartments in a semi-finished stage – these types of properties differ from constructor to constructor, some are selling the apartment bare concrete, some are selling them with the heating system installed, and others in the finished stage as well, the buyer is doing all the finishing – bathroom, parquet, tiling.
New apartments in the finished stage – this means that the flooring, doors, heating system, and bathroom appliances are in the apartment. The buyer has to furnish it and make it ready for rent.
- Second-hand apartments – usually these are the most expensive, some of them need refurbishing, some of them are sold fully furnished or partially furnished, and are ready to be rented.

Step 3 – Searching for potential properties
We will identify and research potential real estate investment opportunities based on the criteria and goals defined in the previous step.
Step 4 – Tour and choice
Notify us about your arrival date, and we will schedule the tour of the properties. After the tour, we will sit down and we will discuss the details of the potential investment.
Step 5 – Background analysis and verification
After the decision is made, we will perform a comprehensive property inspection, financial analysis, and title searches to ensure the property’s viability as an investment. We will do all the background checks on the property with our notary.
Step 6 – Property Acquisition
We will assist with the purchase process, negotiation, and documentation of the investment, and schedule the signing process at the public notary.
